Causes and Consequences of Delays in Real Estate Investment Projects in Bahir Dar City Ethiopia

Abstract Timely completion of real estate investment projects is a key indicator of urban development success. However, in Ethiopia many real estate projects experience prolonged delays that undermine their economic and social contributions. This study investigated the causes and consequences of delays in starting and completing real estate investment projects in Bahir Dar City. A mixed-research approach and cross-sectional design was employed. Data were collected from leaseholders, supported by key informant interviews and focus group discussants. Data were analyzed using the Relative Importance Index (RII), descriptive statistics, narration and thematic analysis. The results revealed that most projects failed to meet the timelines stipulated under lease agreements. The major causes of delay, ranked by importance, included shortage of finance (RII = 0.87), weak law enforcement (RII = 0.82), bureaucratic inefficiencies (RII = 0.79), escalation of material prices, and poor planning and scheduling. These delays have led to economic, social, and environmental effects. The study recommends strict enforcement of lease laws, incentives for timely project completion, and improved access to affordable financing. Strengthening public–private partnerships, enhancing project monitoring, and empowering leaseholders in planning are also essential to ensure that real estate developments contribute to sustainable and inclusive urban growth.
