Theoretical Issues in Housing Provision in Nigeria

Housing in Nigeria faces persistent challenges despite numerous policies and interventions. This study examines theoretical issues in housing within the Nigerian context, focusing on the applicability of global housing theories and their interaction with local realities. Using a qualitative research design, the study draws on literature review, policy documents, and case studies, including informal settlements, government housing schemes, incremental housing practices, and planned cities such as Abuja. The findings reveal a significant gap between imported housing theories and practical outcomes, with self-help and incremental approaches proving most effective in addressing affordability and cultural needs. Modernist and planning oriented theories often fail due to weak governance, high costs, and limited adaptability. The study identifies emerging patterns such as widespread informality, inequality in access, and institutional constraints. Recommendations include policy reforms, support for incremental housing, improved planning systems, integration of informal settlements into formal frameworks, and the development of indigenous housing models. The study contributes to knowledge by providing a critical evaluation of housing theories in Nigeria and emphasizing the need for context-specific and hybrid approaches that bridge the theory-practice gap.
