This study investigates the adoption of the Internet of Things (IoT) in supply chain management within Rwanda’s real estate sector, aiming to explore its role in enhancing efficiency and addressing key challenges. Utilizing a mixed-methods approach, the research collected data through structured interviews, surveys, and a comprehensive literature review. Statistical analyses revealed significant improvements in supply chain efficiency metrics post-IoT adoption: delivery time reduction (t = 4.58, p < 0.001), inventory accuracy (t = 5.12, p < 0.001), and operational cost reductions (t = 3.97, p < 0.001). However, challenges like high implementation costs (χ² = 42.67, p < 0.001) and lack of skilled personnel (χ² = 38.42, p < 0.001) were identified as major barriers. A regression model highlighted financial incentives (β = 0.42, p < 0.001) and technical training (β = 0.38, p < 0.001) as critical enablers for adoption. The study concludes that while IoT significantly enhances supply chain efficiency, strategic interventions, including financial incentives, workforce development, and infrastructure improvement, are essential to overcome barriers. Recommendations emphasize the need for targeted government support and industry collaboration to foster IoT integration, driving innovation and sustainability in Rwanda’s real estate sector.
