Hedonic Determinants of Urban Rental Values in West Africa: Evidence from Abidjan and Dakar

This article examines the determinants of rents and housing conditions in two major West African cities namely Abidjan (Côte d'Ivoire) and Dakar (Senegal). The data used come from the representative survey collected in 2019 by the Centre for Affordable Housing Finance in Africa (CAHF). Based on a hedonic approach, we estimate a Conditional Mixed Process (CMP) model to consider the risks of endogeneity and unobserved heterogeneity between rental status, housing size and rent level. The results show that the structural characteristics of housing, as well as access to basic services, play a major role in shaping rents. Households in Dakar pay significantly higher rents and live in more spacious accommodation than their counterparts in Abidjan. These results underline the importance of housing quality and infrastructure in structuring urban rental markets and call for more integrated housing policies tailored to local contexts in West Africa.
