Technological Innovations and Property Management Efficiency in Osogbo, Nigeria

The increasing complexity of property management operations in Nigerian cities has heightened the need for technological solutions capable of enhancing service delivery, transparency, and investment returns. This study examined technological innovations and property management efficiency in Osogbo, Osun State, Nigeria. Specifically, it identified the key technological innovations adopted by property management practitioners, evaluated their influence on operational efficiency, assessed the challenges constraining technology adoption, and proposed strategies for optimising technology utilisation in property management practice. The study adopted a descriptive survey research design, with structured questionnaires administered to 35 registered Estate Surveyors and Valuers identified from the membership records of the Nigerian Institution of Estate Surveyors and Valuers (NIESV), Osun State Branch. Data collected were analysed using frequency distribution, mean score, and Relative Importance Index (RII). The findings revealed that property management software, Geographic Information Systems (GIS), and digital communication platforms were among the most widely adopted technological innovations in the study area. These technologies enhanced operational efficiency, particularly in record keeping, rent collection, and client communication. However, high technology acquisition and implementation costs, inadequate digital infrastructure, limited technical skills, and regulatory constraints were identified as major barriers to wider technology adoption. The study concludes that technological innovations have the potential to enhance property management efficiency and recommends targeted capacity-building programmes, government-supported technology incentives, and stronger institutional frameworks to accelerate technology integration and promote transparent, sustainable, and profitable property management practice in Osogbo.
