
This paper explores the transformative potential of blockchain and asset tokenization to unlock the vast, dormant capital within African real estate and agricultural land. It diagnoses the problem of "dead capital" caused by illiquidity, opaque titling, and high transaction costs. The analysis details how tokenization can democratize investment through fractional ownership, enhance transparency, and create new financial products. Crucially, the paper does not shy away from the significant challenges, including the "oracle problem," regulatory uncertainty, and infrastructure gaps. It proposes a pragmatic, phased framework for implementation, advocating for pilot projects, hybrid legal-technical models, and regulatory sandboxes. The conclusion positions tokenization as a catalyst for more inclusive and efficient capital markets, arguing that Africa can leapfrog traditional structures by thoughtfully navigating these complexities.
