ASSESS THE EFFECT OF BUILDING MATERIAL PRICE FLUCTUATION ON PUBLIC BUILDING CONSTRUCTION PROJECT DELIVERY IN ENUGU STATE, NIGERIA FROM 2015-2024

Significant increase has brought about loss of client confidence in consultants, as well as added asset risks, inability of developers to deliver affordable housing. Therefore, the aim of this study is assess the effect of Building material price fluctuation on public building construction project delivery in Enugu State, Nigeria From 2015-2024 with following objectives: to ascertain the causes of building material price fluctuation on public building construction project in Enugu State and to evaluate its effect of building material price fluctuation on public building construction project in Enugu State. Descriptive survey research design was used for this study while primary data was collected through questionnaire, oral interviews and direct observation. The population of the study were Registered Builders, Registered Quantity Surveyors, Contractors, Estate Surveyors, Architects, and other professionals within the industry. Taro Yamane’s was used to generate as a sample size which is 269.while a stratified random sampling was used in this study. Data collected for this research was analyzed with the aid of Statistical Package for Social Science (SPSS) version 22 software. Findings shows that one of highest causes of building material price fluctuation on public building construction was exchange rate fluctuation which has the highest a mean index of 4.27 while the lowest is corruption and procurement issues has a mean index of 3.90.  Hence, the study concludes that the identified items are the causes  of Building material price fluctuation on public building construction project delivery in Enugu State which  recommends that there is need to evaluate the cause which exist between the trend of building materials and building development so as to ensure an enhanced performance of the building industries in  Enugu state is ensured at large and also  there is need to monitor the hire in price by professionals in construction industries
